Overland & Ayres – Crumbling Parking Structure Transforms to Residential Mixed-Use

The Westside Pavilion redevelopment site continues to be repositioned as a new office and tech hub where residents can live, work and play just outside their doorstep. A perfect example of adaptive reuse of abandoned malls, Westside Pavilion mall was repurposed as a new office campus for Google. Neighboring this new campus, GPI Companies took to converting Westside Pavilion Macy’s into an office complex before setting sights on their next project; Overland & Ayres. The adjacent site is undergoing a transformative reuse of a crumbling parking structure that will be home to a mixed-use residential development with hopes to house surrounding Google and tech employees.
 
Overland & Ayres, a six-story development, will feature 201 units, 10 of which are considered combination live/work lofts, and parking for residents.  The Overland & Ayres project team recently hosted a successful kickoff celebration with a great turnout from many stakeholder partners including BuildGroup, GPI Companies, MVE + Partners, KPFF and Project Management Advisors, Inc. (PMA). The new tech community aims to attract top-tier talent and provide them with luxury amenities for work and play. The housing component will be the grand finale of the Westside Pavilion Mall redevelopment project and is on track to complete construction in late 2024.
