Project Management Advisors, Inc. (PMA) was retained by owner HCP, Inc. to provide project management services for this 60,000 square foot tenant improvement project at 285 East Grand Avenue for their client, Takeda San Francisco (a division of Takeda Pharmaceuticals).

PMA coordinated the programming activities, which encompassed input from local experts as well as significant input from Takeda’s researchers and management team based in Osaka, Japan. Construction of the facility took place in three distinct phases to coincide with growth plans of Takeda’s San Francisco division. The first phase encompassed the necessary office and lab improvements to facilitate Takeda San Francisco’s initial growth into an operating company. The second phase focused on the research and support facilities required to support the growing staff of scientists and researchers. The third phase focused on finishing the remaining space with a mixture of lab and office improvements. PMA’s primary responsibilities on the project included representing Takeda’s interests with the design and construction teams, coordinating the schedules for design, construction, furniture installation and telecommunication services, and managing the overall budget in line with Takeda’s original funding expectations.
