Project Facts

8,000 SF Tenant Improvement
1,000 SF Computational Computing Server Room

Upon extension of their existing lease at 3010 Science Park Road, an Alexandria development, Sanford-Burnham Medical Research Institute engaged PMA to oversee plans to develop new lab space under a tenant improvement allowance provided with their new lease. The design-build nature of this project entailed the build out of two new lab spaces totaling approximately 7,000 square feet within an 8,000 square foot area consisting of office and conference room space only. The two new lab spaces are comparable in overall size, but designed to serve different purposes. One space is wholly dedicated to
Sanford-Burnham laboratory overflow, necessary for supporting ongoing scientist recruiting goals. The second space was designed to support Sanford-Burnham’s new initiative to provide incubator lab space for private research organizations. Both lab areas include centralized open areas with casework surrounded by equipment rooms, tissue culture rooms, fume hoods, microscopy, and offices.

The remaining 1,000 square feet of space was built out to accommodate a computational computing server room. Designed to analyze very large volumes of data in a scientific research structure, the server room’s capacity consists of 17 racks, each of which has a day-one power draw of 10-16kW and is able to scale up to 25kW. The space is equipped with an argonite fire suppression system and cooling that is supported by Coolcentric rear door heat exchangers fed by chilled water.
