On behalf of HCP, Inc., Project Management Advisors, Inc. (PMA) was retained to provide project management services for the Durham Research Laboratory located in Durham, North Carolina. The project entails the redevelopment of an existing 55,000 square foot research and laboratory facility, originally built in the 1940s and has had subsequent renovations and additions. HCP, Inc. along with Duke University is currently redeveloping this facility into a state-of-the-art, Class A, LEED certified research and development laboratory facility.
PMA is part of the development team that also includes the project manager, investor, contractor, architect and consultants. Redevelopment will begin with a cold shell phase, including environmental abatement, demolition and window restoration, and will occur over a 4 month schedule. Pending planning, design and tenant use, the interior will begin to be built-out to accommodate laboratory space in the near future. Project challenges include environmental abatement, local Durham historical code and regulations, and phased construction.
