Project Management Advisors, Inc. (PMA) was retained by Atheros Communications, Inc. to manage the design and construction of their new 160,000 square foot headquarters in San Jose, California.  At the time, their headquarters were located in Santa Clara, where PMA also managed the development of 40,000 square feet of space four years earlier.  PMA provided initial programming assistance and took a lead role in helping Atheros understand their space, infrastructure, amenity, and furniture requirements.  The new space at 1700 Technology Drive includes approximately 20,000 square feet of research and development dry labs, private offices, conference rooms, breakrooms, new furniture, including cubicles for open office areas, and new IT, A/V, and security. 

With Atheros’ current leases expiring within three months, PMA quickly negotiated favorable hold-over conditions for an additional month and orchestrated a plan for Atheros to be moved into their new facility in four months.  PMA developed an expedited schedule and project delivery scheme, procured the contractor, furniture vendor, and other consultants/vendors within shortened timeframes.  PMA negotiated with the City of San Jose to obtain same-day plan check and permitting for all trades, tiered packages to allow early demolition and framing, and guaranteed inspection dates, even though the city was understaffed at the time.  Design and construction for the required restoration of their vacated Santa Clara facilities was also managed by PMA.  The entire relocation project was successfully delivered within the client’s schedule and budget goals.
